How to Advertise your Rental Property for Success

Have you ever been browsing Facebook marketplace and came across a listing with horrible pictures, no description, and unclear pricing? This is exactly how you do not want to advertise your rental property. In this post we will cover several tips on how to advertise your rental property to quickly find good tenants.

One caveat before we get started. This post assumes that you will advertise your property online or in a way that you can share pictures and more information about your rental property. High Quality Pictures

Good pictures are the cornerstone to every great property listing. You can go another step and take a video to provide a virtual tour that shows a better layout of the home.

When you are taking pictures of your property, make sure to take quality pictures in good lighting. If your rental property doesn’t have good lighting you might consider when the best time of day is to take pictures.

Also make sure to take your time and take clear, non-blurry pictures. (This sounds like a no brainer but people post blurry pictures all the time! And then wonder why they can’t rent out their property?!)

Finally if there are any unique amenities or features about the property, capture those to share with potential tenants.

Listing Description

A complete description of the property is very important. The listing description helps the tenant decide if the property will work for them or not. A good, complete description can also save you a lot of time as a property manager because you won’t have to answer so many questions about the property from potential tenants.

Here is some critical information that most potential tenants are going to want to know about the property:

  • Number of Bedrooms
  • Number of Bathrooms
  • Square Footage
  • Pet Friendly
  • Availability of Laundry Facilities
  • Appliances Provided (or not)
  • Monthly Rent
  • Deposit Required
  • Lease Terms
  • Examples of Special Features – Parking, Garage, Location (Close to a Park, Walking Trail etc…)

Don’t forget to talk about the amenities or features that make your property unique and desirable. Let people know if the property has been recently updated or remodeled. Also make sure to share about the location and if it is close to other community features.

Pricing

Finally, we always include the monthly rental price for the property. I have seen listings where the price isn’t listed and if I were a potential tenant I would keep scrolling. Also as a landlord I would prefer to list the prize instead of getting a ton of callers asking for the price of rent.

I suppose there are reasons for not posting the price but to me it seems like a time saver for both the tenant and landlord if it is listed.

Advertising your Rental Property for Success

Advertising your rental property doesn’t have to be difficult especially after you have done it a time or two. Once you’ve created your first listing make sure to save the pictures and descriptions to use again in the future.

If potential tenants ask you questions from the listing you can always edit the listing and keep making it better. Include anything that you may have forgot.

Having a professional looking listing with good pictures, a complete description and pricing information is one way to attract quality tenants. Take the time to create a good listing from the beginning and save it for future use!
